  1. Rent is payable in advance on or before the due date.
  2. It is in Tenants best interest to carry RENTERS INSURANCE. Landlord is not responsible for any personal property.
  3. No Loud Noise or Loud Talking is allowed at any time.
  4. Between 10:00 P.M. and 10:00 A.M., televisions, radios, stereos, etc. shall ONLY be played at a LOW VOLUME to insure the quite enjoyment of Tenants neighbors.
  5. Be certain that you understand the operation of all appliances in accordance with factory recommendations. SEE the Landlord if you are not sure on their correct operation.
  6. Take care of your apartment. No alterations of any kind without Landlords written approval. Tenants will be held responsible for all damage and repairs to your apartment that is not normal wear and tear.
  7. Tenants, are responsible for the cost to repair any item, including but not limited to, waste/plumbing systems, gas and electric appliances, caused by them or their guest/invitees, by negligent or improper usage or the introduction of foreign articles or materials that clog or render any system or appliance inoperable.
  8. Do not, nor allow guest/invitees, drape or hang any item or things on rails or on balconies. Do not nor allow guest/invitees, to shake mops, brooms nor rugs through window or other openings.
  9. DO NOT store nor allow to be stored gasoline or other combustibles in your apartment, any parking space or area of the property, as this is a State of California law.
  10. Tenants will be held to account for the conduct of their guests/invitees at all times, to see that they follow all House Rules and regulations as set forth by Landlord from time to time for the safety and quiet enjoyment of all Tenants and their guests/invitees.
  11. Do not allow trash, material or any items to be accumulated that will create a hazard or be in violation of any health, fire, or safety ordinance or regulation. All units must be kept clean and sanitary, free from objectionable odors.
  12. Do not park, or allow guests/invitees, to park on the property unless you have been assigned a Parking Space for a currently registered and drivable vehicle. All others will be towed at owner’s expense. No repairs or washing of any vehicle is allowed on the property. Always have on file with the Landlord the license number of any vehicle that you plan on parking in an assigned Parking Space.
  13. Do not store personal items including but not limited to bicycles in halls, stairways or about the building except in storage areas designated by the Landlord.
  14. Tenant is allowed 5 nights during any 6 month period to have guests/invitees spend the night in Tenant’s apartment.
  15. The Landlord has the right to enter any apartment in an emergency or for other legal purpose with a prior 24 hour notice of inspection.
  16. Rent will be paid in only ONE accepted form of payment (personal check, cashier’s check or money order). Please do not send multiple payments from different payers for one month’s rent.
