My interaction has been very minimal up to this point; but what we have communicated about has been positive. There has been no issue dealing with them.

After having the chance to discuss my aforementioned issues with Mosaic, I am feeling better but still unsatisfied with my experience. To Mosaic's full credit, they reached out to me directly with information and to try addressing my qualms. They were also willing to renegotiate my lease duration to allow me a smoother moving process post-graduation. Lastly, they've been more communicative as of late and the maintenance people are awesome as always.
Putting my past complaints aside, I now only remain unsatisfied with the cost of living having risen since they've taken charge of the property. I maintain my disappointment in now paying for all utility costs and also that parking was arbitrarily made more expensive.
I'm hopeful that the positives will continue to grow and that the upcoming move-out process with Mosaic will be smooth, and I will update this review with my experience thereafter.Helpful 0Thanks 0Love this 0Oh no 0Business owner information

Feb 4, 2024Previous reviewMosaic Student Communities is a sad excuse for a student-oriented rental option. The management is difficult and untimely to get ahold of, and when you do, they are unhelpful and don't actually seem to care about issues beyond tenants paying rent. The maintenance folk are helpful and kind but are often held up by management delay since an't work without approval. There's also no emergency contact for maintenance during off-hours and weekends. They do not pro-rate rent for partial months, you just get to enjoy paying their steep rent for less then half of your final month. They will take any opportunity to raise your living costs (ex. I agreed to sign an early lease for my final year of school on the agreement that rent isn't increased, but they were around it by doubling my parking spot cost). Avoid this "community" as much as you can.

All of these 1 star reviews are the truth. Living with Mosaic has easily taken years off of my life with the amount of stress they caused me. If you like to not live with roaches, don't live with Mosaic! They have no problem leaving you to live in an infested home. They increased my rent even though they havn't repaired the holes in my floor. They don't fix faucet leaks but charge you for the water.
Overall a horrific experience. Whether you are looking for yourself or for your child, if you love yourself/them, look for housing somewhere else. It would be a zero if it were possible. They will not return my security deposit and will not give me a reason for keeping over 50% of my deposit. It has been over 6 months.
Helpful 0Thanks 0Love this 0Oh no 0Nov 5, 2023Previous reviewif I could leave zero stars I would. my experience during my lease was fine, not great, but better than Stuho, but after my lease ended in July, I had questions about my security deposit, as they charged us for things that we had previously discussed were damages left from the previous tenants (which they were supposed to fix, btw) and they still haven't gotten back to me. It is now november, I have sent three follow up emails, and not a single word from them. I also contacted someone on the phone in September about this issue, and they said they would help, and nothing was done. I am extremely disappointed that after 2 yrs living with them, and referring another lease which is on their 3rd year with them, this is how I am treated.

DO NOT LIVE HERE. they do not care about you they just want your money and they will overcharge you for anything they can. they're extremely unprofessional, staff is incredibly rude, and doesn't provide sufficient help with anything. genuinely the worst experience of my life.

I've been very pleased with our experience renting for our college aged daughter while she attends school. Mosaic is responsive and does their absolute best to make sure everything is move in ready.

Horrible experience, do NOT live here. They will take your security deposit and squeeze you out of every cent possible, and the bully you into writing a positive Yelp review for them just to keep their business afloat.
When half my house moved out at the end of our lease they put the new tenants in charge of giving us back our original security deposit, instead of just returning the money to us and charging the new people. The whole experience was so overly-complicated and highly stressful to negotiate (the new tenants did NOT want to give us our deposit back because Mosaic is notorious for finding bullshit reasons to keep your deposit), and when I called Mosaic to ask for help in getting the money back they did absolutely nothing.
As for the house itself, when we moved in it was filthy. Everything broke all the time. If you turned the air conditioner on it would drip so badly everything around it would get soaked. Oh and the patio had termites. We have leased with Mosaic with two different properties and have had a wonderful experience both times. The leasing team, management, and property management have been exceptional. They have been responsive, thoughtful, and kind with all of the interactions. This is a great choice for leasing off campus at USC.

MOSAIC DOES NOT CARE ABOUT TENANTS AT ALL AND TRIES TO PRESSURE STUDENTS TO PAY UP $$$$ AS MUCH AS THEY CAN + EVEN MORE!
Despite many negative reviews and horrible press regarding Mosaic, I found an apartment that I liked and decided to lease with them.
Everything was going ok until the COVID-19 outbreak where Mosaic has displayed absolutely no care or help for their tenants besides giving blanket statements urging everyone to pay up like thugs.
Upon move out from their 2 bedroom 1 bathroom unit, Mosaic is requesting an absolutely absurd $650 for cleaning fees + repainting! This is ridiculous considering our apartment is no larger than 800 sq ft and was left with ordinary wear.
Mosaic has not provided any pictures or receipts detailing $650 worth of request.

It's been a while since I lived in USC, but while there, I rented one of the properties from Mosaic in 2014 (late - I know).
PROPERTY
The initial move-in impression was that their property was clean, nice, and well maintained. I never had any issues such as clogged sinks, broken utilities, etc... A sign of a well maintained property!
SERVICE
Mosaic is very professional and treats you like a human being. They truly understand that their tenants are mostly college students (kids). And need a little hand holding, and Mosaic definitely tailors their service as student friendly as possible.
OVERALL
Overall, I never had any issues with Mosaic whether its their property or their service. They are very attentive, and felt like I was in good hands. I highly recommend trying them out.Helpful 6Thanks 1Love this 2Oh no 0
