USC Off-Campus Housing for Parents

We know that sending your student to USC is a big deal, and finding the right place for them to live is part of getting that transition right. At Mosaic Student Communities, we have been helping USC families navigate the off-campus housing process for years. This page is here to answer the questions we hear most from parents, so you can feel good about where your student is living.

Applying & Paying

We want it to be simple for interested students and parents to apply for off campus housing at Mosaic Student Communities. We offer online applications and leases to be able to apply whenever you like and from any device. Lease terms are for 12 installments, and the apartments can fill up quickly, so we do recommend applying as early as possible. Many communities will sign leases as far as one year in advance of the move in date. Any and all upfront fees are covered during the application process.

Once your student has moved in, paying rent is easy. We have an online portal where you can schedule recurring payments or make one-time payments. We do accept payments for multiple months as well. The portal will also give you access to event calendars, copies of all signed documents and maintenance request updates.

The Leasing Process: What to Expect

We have made the application and leasing process as simple as we could. Everything is online, which means you and your student can review and sign from anywhere, on any device. Here is how it generally works:

Your student finds a property they like and submits an application through our online portal

We review the application and reach out within a few business days

Once approved, the lease is sent digitally for signature

All upfront fees are outlined clearly during the application process, with no surprises

Leases run for 12 monthly installments, with rent paid through the same online portal

Pricing: What to Budget For

Mosaic's portfolio covers a range of price points depending on property type, location, and how many students are sharing the space. Generally speaking:

  • Shared rooms in group houses offer the most affordable per-person cost
  • Private rooms in multi-unit buildings are a step up in price and privacy
  • Luxury properties like The Riviera Luxe offer premium finishes and amenities at a higher price point

We do not publish a single price list because every unit is different, and we want to match your student to something that genuinely fits their needs and your budget. The Mosaic
Scholarship

Twice a year, Mosaic awards two USC students $2,000 each through our scholarship program. It is open to current and prospective Mosaic residents and considers both financial need and community involvement. We started this program because we genuinely believe in the students who live with us, and we wanted to put something back into the community they are building here.

Once Your Student Moves In

After move-in, you will have access to our online tenant portal as a guarantor. From there you can manage rent payments, set up recurring payments, view signed documents, and see maintenance request updates. Our office team is available Monday through Friday, 10 AM to 5 PM, and we are always quick to respond to calls and emails. If something comes up at the property, we take care of it promptly.

We host events throughout the year for our residents, everything from community gatherings to scholarship award nights. It is part of how we keep Mosaic feeling like a community rather than just a landlord situation. Your student will not just have a place to live. They will have a home base.

Questions Parents Ask Us

How early should we start looking for USC housing?

As early as possible. Many USC families start looking in October for the following fall semester. Group houses and properties close to campus go quickly. Leases are often signed a full year before move-in. If your student is planning for Fall 2026, contact us now.

Can parents access the online portal to pay rent?

Yes. As a guarantor or co-signer, you can access the Mosaic tenant portal to make rent payments, set up automatic payments, and view account documents. We accept one-time payments and multi-month payments as well.

What is the Mosaic Scholarship and can my student apply?

Mosaic awards two $2,000 scholarships per year to USC students based on financial need and community involvement. It is open to current Mosaic residents and students who are planning to live with us. Applications open each semester. Visit our Scholarships page for details and deadlines.

What happens if there is a maintenance issue at the property?

Your student can submit maintenance requests directly through the online tenant portal, and you can track the status as a guarantor. Our team responds quickly and handles issues promptly. We take upkeep seriously because our properties are our reputation.
