Mosaic Student Communities has been one of the most trusted names in USC off-campus housing for over 15 years. We started with a simple idea: that students deserve to live somewhere they are genuinely proud of, managed by a team that actually picks up the phone. That idea has not changed. Who We Are

We are a USC-focused property management company based at 2703 S. Hoover Street in Los Angeles, a few blocks from the University Park campus. Our core business is leasing and managing off-campus student housing in the neighborhoods surrounding USC, with a portfolio that spans North Campus, West Campus, and the Upper Westside.

Our management arm, Mosaic Student Communities, handles day-to-day leasing and property operations for our residents and owners. Our investment arm, Mosaic Investment Partners, focuses on acquiring and developing high-quality student properties near USC, including our first ground-up development secured in 2023 just steps from campus.

Scholarship

Twice a year, we award two $2,000 scholarships to USC students. Applications are open to current Mosaic residents and students who are planning to live with us. We look at financial need and community involvement. It is our way of investing directly in the students who make this community what it is.
