<p><strong>Los Angeles, CA</strong>, September 6, 2023 - Mosaic Investment Partners achieved a significant milestone by securing the financing for its first ever ground-up development located just a few steps away from the University of Southern California (USC) campus. Tessera (<a href="http://www.TesseraUSC.com" target="_blank">www.TesseraUSC.com</a>), as the building was recently branded, is located at 1069 West Exposition Boulevard in Los Angeles, CA.  The 18,800-square-foot site will be developed into a 75,000-square-foot community with joint venture equity and mezzanine financing from HC2 Capital, and a senior construction facility from Calmwater Capital.  The $56 million project will be Mosaic Investment Partners' largest community and first ground-up construction, which will dramatically expand the investor's collection of multi-family properties and apartments serving the USC student housing market.</p>

With sleek contours and modern aesthetics, this architectural gem will feature fully furnished studio, one-, two-, three-, and four-bedroom apartments with stainless appliances, individual HVAC room controls, and balconies with select units. The I-110 Freeway is 0.7 miles away, and the I-10 Freeway is 1.5 miles away.</p>

Mosaic Investment Partners Secures Financing for its First Ground-Up Development Near USC

<p>Student housing is generally regarded as a safe investment. Sure, there might be some wear and tear from one too many pregames, but overall it's less susceptible to changes in the market. If you're looking to diversify your portfolio, keep an eye on 1069 West Exposition Boulevard, a proposed mixed-use development from Mosaic Student Communities.</p>
<p>Architectural plans submitted to Los Angeles City Planning last week present a seven-story, 53-unit building with over 1,000 square feet of ground-floor retail. The development company, a subsidiary of Mosaic Investment Partners, is seeking a number of incentives in exchange for providing affordable housing. </p>
<p>According to the application, the project will be "appropriate for students and families," although its proximity to the USC campus is guaranteed to make it popular among the former. Six units will be reserved for extremely low-income households, while the market-rate units will feature two-, three- and four-bedroom floorplans.</p>
<p>A total of 25 parking spaces will be available on the ground floor. The development is located across the street from the Expo/Vermont Metro E Line station, making it easy for residents to get around without owning a vehicle.</p>
<p>The community will boast a lobby, fitness center, study room and an open-air, second-level amenity deck with lounge seating, a game zone, barbecues, fire table and art wall. A two-tier roof deck will feature study pods, hightop bar seating, a fire table and oversized planters.</p>
<p>Renderings depict a multi-color building clad in smooth plaster, board-formed concrete and metal panels. Designed by SVA Architects, the modern exterior will be punctuated by balconies with steel mesh railings and bronze-finished vinyl windows.</p>
<p>The 18,600-square-foot site is currently occupied by four single-family homes, which will be demolished to make way for the new mixed-use development. Situated at the corner of Vermont Avenue and Exposition Boulevard, the complex will be within walking distance of the USC campus, LA Memorial Coliseum, green spaces, museums, grocery stores, restaurants and coffee shops.</p>
<p>Mosaic Student Communities is the third-party property management service of Mosaic Investment Partners, but they also handle leasing and management for outside owners. It's unclear whether or not 1069 West Exposition Boulevard will be marketed to investors or retained by the company if it's approved by the City.</p>

    <li>Setting the air conditioning thermostat above 70 degrees while keeping the fan on auto can help reduce the amount of condensation. This also helps maintain proper airflow. Also, keeping the ceiling vents in all areas open can help in maintaining adequate airflow.</li>
    <li>When air conditioning is in use, it is best to avoid opening the windows to prevent pores from getting inside your home.</li>
    <li>Regularly clean the bathroom area, and this includes the shower curtain liner. Use a strong bathroom cleaner to prevent the accumulation of soap scum because this serves as an ideal food source for mold. Make sure to follow the instructions and all precautions before using any cleaning product.</li>
    <li>If a bath on your off campus housing has an exhaust fan, make sure to turn on the fan every time you shower. After showering, be sure to keep the shower door closed and keep the fan running for an extra ten to fifteen minutes to eliminate excess moisture from the air.</li>
    <li>Make sure to report any water problems immediately by submitting a maintenance request to your property manager.</li>
</ol>
